4 Common Signs Of A Leaky Commercial Roof

If you own a commercial building, you need to keep an eye on your roof. If a leak develops and goes undetected, it could cause significant damage to your business. Here are four common signs of a leaky commercial roof.

#1 Ponding

The first sign that you need to keep an eye out for is large puddles or collections of water on your roof. This is known in the roofing community as ponding. Your roof is designed to keep water out of and away from your building; ponding on your roof can be extremely detrimental.

It can cause your roof to age and break down faster than it should. If your commercial roof is made out of metal, ponding can cause your roof to rust out and if your roof is made of wood, it can cause it to rot out.

Additionally, pools of water sitting on your roof for a prolonged period of time can cause your roof's deck to become compromised.

#2 Bubbles

The second sign that you need to watch out for are bubbles on your roof. Your roofing material should be flat; it should not have bubbles in it. Bubbles underneath your roof a sign that moisture has gotten under your roof and is trapped. That can lead to mold and mildew issues, and can compromise the integrity of your roof.

When bubbles form, you roof can also be more easily damaged by the wind.

#3 Tears

The third sign that you need to watch out for are tears in your roof cover. If you get a tear or a rip in your roof cover, water can make its way into your roof and cause substantial damage.

Roof tears often appear after severe wind and hail storms, although they can appear due to milder weather conditions as well.

#4 Flashing Damage

Finally, if you can see that your flashing has become loose or dislodged from its location, water could already be damaging your roof. Flashing protects the joints and edges of your roof from water and weather damage.

It is important that you get on top of your roof and inspect it on a regular basis. Inspecting your roof and watching out for the four signs above could potentially save your business a lot of money in the long run. The earlier you identify issues with your roof, the less the repair should cost you, both in the short and long term. For more tips, contact a company like Dean Roofing Company.

An Amazing Transformation

When I married my husband 10 years ago, I agreed to move into the ranch home he already owned. Initially, we planned to live in this house for five years and then after a few years of marriage we wanted to buy our dream home. After our wedding, many things in our lives changed. We both got different jobs. And we decided to transform the house my husband owned when we married into our forever home. To accomplish this task, we have begun a major renovation project. The first job on our list was a new roof. On this blog, I hope you will discover the best types of roofs to install on a brick home.
